Building Requirements

Windmill Pointe has been developed for the more discerning and demanding homeowner. Construction standards have been adopted not only to ensure the safety of our residents but also to enhance the beauty of the community. An Architectural Control Committee carefully reviews all proposed construction plans to enforce our standards and to further protect the investment of each homeowner.

All will agree that Oriental is a unique community. Windmill Pointe has been designed to make the most of the village atmosphere of the community while providing a sense of investment security and comfort to property owners. Each lot is a minimum of twelve feet in elevation, which is most unusual for the area. Coupled with a significant shoreline buttress, your home site is protected from the elements. Protective Covenants are essential as well to achieve the vision for the development. At Windmill Pointe, restrictions will help to insure the integrity of the neighborhood, to protect property values and to provide harmony. Our Covenants cover all aspects of lot ownership, including required construction standards and land use provisions, designed to enhance the pride and security to those fortunate few who will call Windmill Pointe home.

A few highlights of the Protective Covenants are:
  1. Minimum square footage requirements.
  2. Construction standards, such as exteriors and roof pitches.
  3. Set back requirements on all sides of lots.
  4. Garage restrictions.
  5. Construction guidelines for homes as well as outbuildings.
  6. Landscaping requirements.
  7. Vehicle, boat and trailer parking restrictions.
  8. Membership in the Windmill Pointe Owners Association is Required.

Owners’ Association

All lot owners in Windmill Pointe are members of the Owners’ Association. The Owners’ Association is responsible for maintenance and care of common areas as well as ensuring compliance with the Protective Covenants.


The Approval Process

All homes constructed in Windmill Pointe must first be approved by the Architectural Control Committee. The Committee is made up of development staff. The Committee meets on a weekly basis to review plans submitted for construction approval.

The Committee is dedicated to maintaining the high standards and character of the homes in Windmill Pointe. Approval is based on the minimum requirements as set forth in the Covenants, and how well the proposed home will fit within the theme of the development. The Committee also adopts additional guidelines, when needed, to supplement the Covenants.

Overall, the Architectural Control Committee is the primary tool for preserving the aesthetic character of Windmill Pointe.
